New Flex Warehouse Facility for The Brush Man: Mahomet Approves Move and Tenant Opportunities

Mahomet Entrepreneurs to Construct Flex-Warehousing Facility on 10-Acre Site

Dave Monahan, the owner of Mahomet-based business The Brush Man, has been eager to move into larger facilities for some time. This week, the Mahomet City Council approved an action that will pave the way for this move. The Brush Man will soon build a new flex warehouse location in east Mahomet, on a nearly 10-acre site. This facility will not only provide space for Monahan’s business but will also offer build-to-suit office and commercial warehouse sites for other companies.

Village Administrator Patrick Brown sees this development as a win-win for Monahan’s company and the village. He is excited about the project because it fills a need to keep businesses in the community. Currently located in west Mahomet, The Brush Man will soon build a facility on Lake of the Woods Road. Monahan has also agreed to buy and keep open the Bankco Overhead Door business located there, retaining all 12 workers at The Brush Man and four at Bankco.

The initial building for The Brush Man will be 25,000 square feet, with the rest of the buildings expected to be smaller units around 2,000 square feet. The size could be adjusted based on tenant needs. The Brush Man, established in 1976 and purchased by Monahan in 2009, is a wholesaler of job-site supplies like brooms, trash bags, and paint brushes.

Real estate agent Jill Guth from Guth & Associates in Champaign will be involved in marketing and leasing the spaces at the new location. The number of spaces available is yet to be determined, with the flexibility to combine units for larger needs. The goal of this project is to keep The Brush Man in Mahomet, as Monahan had faced challenges finding suitable land for expansion in the area.

Construction on the new facility is set to begin in the fall. The tenants that will occupy the space could vary from individuals looking to store their vintage car collection to contractor-based businesses in need of office and storage space.
